How Much Does Pressure Washing Cost in the Atlanta Metro?
Real pricing for house washing, driveways, roofs, decks and paver restoration around Acworth, Kennesaw and Marietta, including why the cheapest quote is usually the most expensive one.
Most pressure washing companies will not put a number on their website. We understand why, since every property is different, but "call for a quote" is a frustrating answer when you are just trying to work out whether this is a $300 job or a $3,000 one.
So here are real numbers for the northwest Atlanta metro, along with what actually drives them.
Our minimum
$200 for any visit.
That is not a pricing gimmick. Loading equipment, driving out, setting up, breaking down and driving back consumes most of a small job regardless of how little cleaning is involved. A one-hour driveway at $200 is a fair rate for both of us. Anything below that and we are paying for the privilege of showing up.
This is worth knowing before you call: if you need a small patio done and nothing else, bundling it with another surface almost always gives you far better value for the same visit.
Typical pricing by service
| Service | Starting price | Notes |
|---|---|---|
| Concrete & driveway washing | from $200 | Also our per-visit minimum |
| Deck wash | from $200 | Multi-step restoration costs more than a single pass |
| Fence wash | from $200 | Priced by linear feet and number of steps |
| House wash | from $300 | A 3,000 sq ft footprint typically runs about $600 |
| Roof washing | from $400 | Pitch and access matter more than area |
| Commercial concrete | from $200 | Recurring schedules priced below one-time rates |
| Commercial building wash | from $300 | Off-hours service included |
| Commercial roof wash | from $400 | Assessed individually for safety |
| Dryer vent cleaning | from $100 | Often added to another service |
| Exterior window washing | $5 per window | Exterior only |
| Commercial truck wash | $120 per truck | Fleet pricing available |
| Paver restoration | from $1,500 | Full clean, re-sand and seal |
Our average residential ticket lands between $800 and $1,000, because most people book more than one surface at a time once they see the difference on the first one.
What actually moves the price
Square footage is the obvious one, but it is rarely the deciding factor.
Access matters more than people expect. A driveway you can pull a rig straight onto is quick. A back patio that requires running 200 feet of hose through a side gate, around landscaping and down a set of steps is a different job at the same square footage.
Height and pitch drive roof and two-storey pricing far more than area does. A steep roof that cannot be safely walked has to be worked from a ladder or the ground, and that takes considerably longer.
How long it has been. A house washed every year is straightforward. A house that has never been cleaned in fifteen years has organic growth that needs dwell time and sometimes a second pass.
Surface type. Concrete takes a rotary surface cleaner and moves fast. Wood needs chemistry, patience and low pressure. Pavers need a multi-stage process. These are genuinely different jobs, not the same job on different materials.
Why paver restoration costs what it costs
The jump from a few hundred dollars to $1,500+ surprises people, so it is worth explaining.
A paver cleaning is one step. A paver restoration is three, spread across more than one visit:
- Deep clean the field and flush out the old joint sand, weeds and moss.
- Let it dry completely. This is not optional. Sealing damp pavers traps moisture and causes a hazy white finish that has to be stripped and redone.
- Re-sand the joints with fresh polymeric sand, then compact and set it.
- Seal the surface.
The drying requirement is why it cannot be a same-day job. What you are paying for is a result closer to a new installation than a cleaning, and a sealed patio that stays that way for years rather than months.
On cheap quotes
If one quote comes in dramatically below the others, it is worth asking what is different. Common answers:
- No insurance. If an uninsured contractor damages your property or is injured on it, that becomes your problem.
- A wand instead of a surface cleaner. Cleaning concrete with a handheld wand leaves permanent overlapping arc marks. The only fix is redoing the entire slab properly.
- High pressure on everything. Fast, cheap, and the reason people end up with furred decking, stripped roof granules and water forced behind siding.
- Rinsing instead of treating. Blasting algae off without a cleaning solution leaves the spores behind. It looks clean for a month and then comes back.
The genuinely expensive outcome is not a higher quote. It is paying twice, or paying for a repair.
Getting an accurate number
For most residential work we can give a firm price from photos and a description, with no site visit needed. For paver restoration, large properties and commercial sites we will walk the property first, because guessing helps neither of us.
Either way the quote is free and there is no obligation. Call or text 678-223-0550, or send through the details and we will come back to you with a real number.
